The yard, brick path &amp; wood deck cleaning are normal maintenance items. As long as you have proof that the yard was maintained, you should be fine. Unless you spilled oil, grease or caused some other type of stain on the path or deck, the landlord is out of line.

The control pad and fuse for the jacuzzi really depends on if your father&#039;s installation of a light caused the damage or if you did something to cause it to not work. The burden of proof would be on the landlord.

FYI, your father had no legal right to install a permanent light fixture anywhere - especially if he is not a licensed and insured electrical contractor. 

As far as the bi-monthly payments, was this payment plan in writing? Did you have a written lease that stated payment was to be made on the first? If you had a written contract and the bi-monthly payment plan was not put in writing, the written lease rules. A written lease cannot be modified or altered verbally. 

You may be able to fight the late charges if the landlord failed to enforce them, but it would have to go to court and a judge would have to decide the matter.

If you replaced the damaged items or already paid for the repair/replacement, then you cannot be charged again. Hopefully you have receipts to prove that the items in question were repaired, replaced or already paid for.

You do not need a lawyer. This matter can be handled in Small Claims court, if it comes to that.

Right now, you have to send a certified mail, return receipt requested letter disputing the charges that you feel are normal wear and tear or have already been repaired, replaced or paid for. Demand the return of the disputed portion of the Security Deposit within a set number of days. Keep a copy of the letter as your proof. The landlord will have to sign for this letter and you will receive a proof of delivery card once the letter has been received. Keep that as well as the original mailing receipt - again, proof.

If the letter comes back to you because the landlord refused it or disregarded it - keep it unopened. You will need it for court.

If the landlord does not return the disputed amount per your letter, you then have to file in Small Claims court. 

Generally, you do not need a lawyer for Small Claims court. It is fairly inexpensive to file a case. If the judge decides in your favor, the filing &amp; court fees are added into the judgment aganst the landlord.&lt;br&gt;&lt;b&gt;References : &lt;/b&gt;&lt;br&gt;</description>

Society tells girls to shave every hair on their body excepted their head. I do not believe in what society said.
